Various schemes were studied to achieve the allowable 110% increase under the Alt I–II Department of Building requirements.
Bonus room
In traditional townhouses the first‑floor parlor level sits higher than the back yard because of the front stoop. The key challenge was connecting living space to the back garden while taking advantage of the existing cellar (including an ad hoc extension) as living space. Since cellars aren't included in zoning floor‑area calculations, this becomes "bonus" space.
Continuous steel stair
The material character of the interior is established by a continuous steel stair that winds its way to the roof; a view from mid‑parlor level looks back toward the garden.
Kitchen
The kitchen includes an eat‑in breakfast bar.
Cellar hang‑out
Living space flows between levels, transforming the cellar into an inviting hang‑out.
Primary bathroom
The primary bath concludes the suite of new spaces.
